A quick review of buyer origin graphs above:
- Canadians have always been the biggest buyers of Whistler real estate.
- Canadian buyers reached a high of 91.45% in 2020 and 95.86% in 2021.
- Lower Mainland/Vancouver have been the largest portion of this population. Approximately 10% comes from the rest of Canada.
- Over time the average percentage of Canadian buyers of Whistler real estate was between 82% to 86%.
- Buyers from the USA peaked in 2016 at 10.5% and in 2019 at 10.24%.
- The balance of buyers is mixed between UK, Mexico, Australia and Asia
- So far in 2022 USA has been over 7% of buyers and it this is expected to rise due to the weak Canadian dollar…

Who is Dave Brown? And what am I up to these days?
A short post for those who may be doing some googling and are a bit confused.. Dave Brown is my ex-husband and the father of my two wonderful children, Hayden and Griffin Brown who are now 18 and 22 years old. Dave started selling real estate just before our son Griffin was born in 2004. We separated in 2007. Dave now works out of the Whistler Real Estate Company office. Of course, when googling real estate in Whistler you will see both of our names come up.

Whistler Bylaw Update
Will Reduce Red Tape at RMOW Hall
Local builders are applauding an update to the Resort Municipality of Whistler (RMOW) land-use procedures and fees bylaw designed to reduce red tape at municipal hall.
Given first three readings on Sept. 20 and adopted on Oct. 4, the proposed bylaw will streamline the permitting approval process by delegating some decision-making authority to RMOW staff. In alignment with the new Official Community Plan, the update will also establish precise development approval information requirements for zoning amendments, development permits (DP) and temporary-use permits (TUPs).

I receive an incredible amount of statistics from the real estate associations. But what do they really mean? What is the relationship between employment & unemployment rates and housing prices?
Employment rates are just one of the factors sited as affecting the housing market. But how? Logically, the more people that are employed, the more money that is available in the economy to spend. More buyers. Less supply. Increasing prices.
During covid, however, fewer people were employed. Unemployment rates were higher. And you'd think the reverse would be true. Higher unemployment. Fewer buyers. More supply. Decreasing prices.
