I've been getting calls from Whistler's busiest Realtors asking what I'm listing this week.

They have buyers looking to purchase right now.  Just in time for Christmas and the busiest months of the year.  Do you want an honest opinion on the value of your property based on current market conditions?  I will never inflate your price to get your listing.  I never over-promise and under-deliver.

All information I provide is based on statistical and mathematical analysis.  Yes, I'm a Type A who likes math to provide you with solid information.  I don't pull numbers out of a cloud  

• That there's only 14 hotel suites for sale right now!  Down from 102 in 2021 and 52 in 2022.
• The average sale price has been increasing, so has the average sale price.
• Suites are taking almost 40% longer to sell.

Amazingly, winter is one of the best times to sell and there are very few hotel suites to buy. True!

Did you know there are only 75 phase 1 nightly rental condos and townhomes listed for sale in all of Whistler today?

 I've included the latest statistics below.

• the Average List Price has increased over the past 3 years however there's more negotiation happening and the average sales price has decreased since 2022.
• The number of sales seems to be on track to match 2022, however, it is taking twice as long to sell.

Wow!  102 homes are listed for sale in Whistler today.

I've included the latest statistics below. 

• The Average List Price has increased slightly since 2022 but is still up since 2021
• The Average Sale Price has gone down slightly since 2022 but is still up quite a bit since 2021
• Active listings are up and sales are down. 
• I don't think we'll make the number of sales we did in 2022. 
• Homes are taking longer to sell, but it is similar to 2021.

So the pricing is still higher than 2021 but there are fewer sales occurring at slightly higher prices.
