Whistler Real Estate Update
The Whistler real estate market has been behaving oddly this year.    March 15th began the biggest change in real estate since 2008.  

 

As expected, we saw a decrease in the number of sales significantly lower than 2019 and with that came an increase in the number of active listings - but only slightly up from 2019.  Interesting, the total sales volume (the total dollars added up) for January - April is lower, but not as much as you'd think.  

 

What is also unexpected is the average sale price & median sale price to be significantly higher in 2020 at $2,004,833 and $1,275,000 (see above)

 

The average + median days to sell is also unexpectedly lower at 41 and 28 (see above)

 

A good part of the answer is looking at the sales in each price range below.  The number of properties sold are down until you get to the 5 sales over $6M which make the average and median sales prices balloon up over the 2019 numbers. 

Also interesting is that these sales occurred after March 15th.

Best Practices for Selling Right Now
Early May there has been an increase in the number of people looking online at properties and an increase in inquiries. Offers are being written.
This week a home I listed on April 30th at 6452 St Andrews Way went under contract. Amid the restrictions of COVID-19 sent to our websites & syndicates, social media friends, network of over 5,000 Realtors, our list of over 3,500 potential buyers the 3D matterport tours, professional photography, custom floorplans, & our Lower Mainland connections. 9 qualified buyers went through my comprehensive health & financial pre-quaifications prior to viewing the home. I received 3 offers. 1 has been accepted and we are working our way through the subject conditions.
1. If you are already listed for sale, stay on the market as buyers are looking.
2. Have your Realtor do due diligence before negotiating contracts.
* does your Realtor have a relationship with their Realtor?
* do they have a home to sell?
* are they motivated to buy?
* are they pre-qualified for financing?
* are they sincere?
* have they researched and reviewed everything about the property?
* do they know the market?
3. Be prepared to be on the market slightly longer than you anticipate.
4. Be priced well. Buyers' aren't viewing overpriced properties.
5. Be prepared to negotiate. Your property maybe in the price range that has
a lot of competiting properties wanting to be the next sold.
6. Staging, painting, home maintenance, packing DOES add value - whether it
increases your final price or decreases your time on the market. It works!
7. If you are wondering if you should list now or in the fall.... list now as we have good market knowledge. I am not a clairvoyant and can't predict the future, however, based on other 10 year cycles, the values have gone down after a peak period.

Our hearts are more full of joy because our days simpler. And I like it. I thought it May be great opportunity to rethink my world of real estate.

I have decided to dissolve the team structure and just be me again.

I have established systems in place that I didn’t have 20 years ago. I have also been Coached by the #1 real Estate coach in North America; have many years of professional development through the REBGV, and have travelled frequently to training events and conferences to keep my skills sharp, my marketing innovative and my brain on top of trends to share with you.

I’m delighted to have helped many families fulfill their Whistler dreams. All of this has brought me many awards and successes which I don’t boast about because it’s not my style and a lot of late nights, weekends and less time with my family than I would like.
