Conversations  are via telephone or video conference, while being safe in your home.  COVID precautions in place.

Virtual or in person home valuation

Sign all listing documents electronically with Docusign

Pre-listing updates/renovation of the property to increase the final sale price

Building inspection RMOW Documents/ zoning gathered.  Intro to designer/ contractor.  Strata documents ordered.

Once property is ready for sale, a final estimate of value is determined.

List price strategy is chosen.  "Pricing is a marketing strategy" based on current market conditions.


Professional photography, video, 3D matterport tour, & custom floorplans done BEFORE listing goes live.

Bespoke Marketing Program commenced.

Ongoing marketing program

Offer or offers received

Negotiation to accepted offer which is signed electronically

Buyer does homework to fulfill any subject conditions

If buyer is 100% satisfied, subject conditions are removed from the contract

Deposit paid into Trust Account for Buyers' Realtor

At this point you are considered 100% sold.  Start packing. 

All sale documents are sent to your lawyer or notary public

 


Pack prior to completion date.  Are their any repairs that need to be done before handing the property over to the buyers?

Gather all keys, door codes, mailbox keys, garage door openers, cable boxes.  Cancel all services & insurance as at the possession date.

Sign all documents electronically for your lawyer/notary public prior to the completion date.

Buyers do walk though of your home with their Realtor.

Documents & purchase funds change hands on the completion date.  Property is registered at the LTO in Buyers' names.

Buyers gets possession of home
