WHISTLER  ·  PEMBERTON  ·  SQUAMISH
WHISTLER's real estate market had a total dollar volume of approximately $117 Million in May. There were a total of 73 transactions, up from 15 in May of 2020. Of those sales, 15 were chalets, 21 were townhomes and 21 were condominiums sales.

The PEMBERTON market had approximately $16 Million in total dollar volume in May. There were a total of 18 transactions. Of those sales, 4 were chalets, 5 were townhomes and 4 were vacant land.

The SQUAMISH real estate market had a total of $94 Million in sales in May. There were a total of 92 property transactions, up from 32 in May 2020. Of those sales, 6 were single family homes, 30 were townhomes and 25 were condominiums

Canadian Real Estate and the New Mortgage Stress Test
The Office of the Superintendent of Financial Institutions (OFSI) implemented a higher threshold for the stress test on June 1st, 2021. Uninsured mortgages (regular mortgages with more than 20% downpayment) must qualify for the greater of 5.25% or the rate being offered + 2%.

While initially set up in 2016 to ensure insured mortgage holders could afford higher rates before being able to apply for the lower downpayments (5%), in 2018 all homebuyers wanting any financing were required to qualify so that they were not over borrowing.
