November Whistler Real Estate Analysis

It's a Sellers Market
Simple supply and demand.
Little supply.  BIG demand.

Active listings continue to go down
The number of sales keeps going up
The average and median sales prices keep going up
List prices are being corrected to match buyers perceived market value

What does this mean for buyers?

I have said for many, many years, the right time to buy is when you see your perfect property.  Now, no property is absolutely perfect.  It could be in the right location.  Has the number of bedrooms & bathrooms you need to fit your family.  All the amenities you want.

But maybe it needs new paint.  New furniture.  The kitchen and bathroom are outdated.  You are wondering if you are going to pay too much.

Relax ....  take a step…

Thank you for reading my March Real Estate Market Update.  I will be referring to these two charts.

I am bringing you the Whistler March 2020 Market Update ☝️   A different comparison this month as we go through these substantial changes.

You will see the first 3 months of 2020 compared to each other.   And you will see Q1 2019 and Q1 2020 comparisons.  Click on the video link above to listen along.

There are more listings on the market which is a bit of a surprise, although when life happens and you have to sell, you list your property.  Whether it's job relocation.  Downsizing or some other reason.  There are always properties to sell.

Today, we know where the prices are approximately…

Lake and dock Are you in Whistler?  I have been chatting with my favourite people (you!) and found out that a few are spending time in their Whistler homes during their 'self-isolation'.      Are you wondering what restaurants are delivering?  If the grocery stores are open?  Do you need a prescription?   Tourism Whistler has a resource page with great information  Click Here   On their website, they have a link to which businesses are open and what they have to offer.
I have been in self-isolation since March 4th.  I am confident that I am not a carrier of the virus.  If you do need any help, please reach out.  I have been to the grocery store, the pharmacist, outdoors walking my dog, taking my son to his work at Nesters, jobs…
