Fears in 2020 that the COVID months would impact the real estate sales have proven to be mostly unfounded. New listings are coming on the market and are selling quickly. The Whistler market is still considered a Seller's Market as sales on average are occurring in under 6 months (82 days on average).
Total sales volume has surpassed what was achieved at the same time in 2019. Average + median sales price are both significantly over what was also recorded. Average sale price is over 21% higher and median up over 31%.
While the number of sales is slightly lower, higher sales prices are being recorded (see below for price ranges).
Residential and phase 1 nightly rental condos & townhomes are the most popular purchases.
Quarter Shares are still selling at the same pace as 2019 however pricing has softened.
Phase 2 nightly rental hotel suite sales are down and prices are softening. Most buyers are concerned about 2020's actual revenue and this coming winters. Phase 2 hotel suites are still a very affordable purchase in Whistler starting at $129,000 (Cascade Lodge), one bedroom (or loft) suites at $279,000 (Blackcomb Lodge) and two bedroom suites (or one bedroom with connecting studio suite) starting at $619,000 (Delta Whistler Village Suites). If buying in this sector, I advise choosing the proven properties first (such as the Westin, Pan Pacific Mountainside, Pan Pacific Whistler Village Centre, Delta Whistler Village Suites & Four Seasons Resort).
As mentioned, buyers are looking for single family homes, townhomes and condos to live and as second homes. As well, the Whistler Village and Blackcomb Benchlands phase 1 nightly rental condos & townhomes are also in strong demand.
