I know you wish to maximize your sale price and have as much equity as possible. Remember, however, that the market sets the price. I offer free, no obligation market evaluations. I also offer sound advice that allows you to ask a fair price based on current conditions in the Whistler real estate market.  

Remember: 

·Many potential buyers won’t even look as they think your property is out of their range. 

·Those buyers who do look are shopping by comparison, and looking at your property may convince them to make a bid on a different property. 

·Since an appraisal is often required in financing a property, it is futile to price a property for more than it’s worth. 

·Property left on the market for extended periods of time usually become “shopworn,” causing many to believe something’s amiss. 

·Overpricing tends to dampen the other real estate salespeople’s attitude, making it less likely your house will be shown. 

·Overpricing lengthens marketing time and invariably results in a lower selling price than would otherwise have been obtained. 

While price is not within your control, timing of the sale may be, provided the sale is not forced due to financial or family circumstances. Setting a realistic price at the outset is always the best option. Even if the buyer’s realtor or lawyer overlooks the pricing, a bank appraisal will peg the current market value and available purchase financing will be restricted to this limit.  

High initial asking prices are often rationalized as leaving room for “negotiation” or a “price adjustment later on.” This strategy usually doesn’t work, as you run the risk of having your home stay on the market too long and in the end the property will become “shopworn” and stale.  

If you reduce the price at a later time, it will leave your home ‘at par’ with the competition but you will have lost the impact of being a new listing… OR you may be chasing the market down as it declines.  

I will regularly discuss the appropriateness of your price in current market conditions. I may make a recommendation to reduce your price to a more competitive level, but may also decide to increase your price if the market dictates it.

First Time Buyers >More Down Payment Help

One of the most common deterrents to first-time home buyers is the lack of a down payment. However, the home loan industry has practically re-created itself in the last ten years, making it easier than ever to obtain a mortgage, and new mortgage programs are always cropping up.

Some states sponsor loan programs that allow buyers to purchase a home without putting any money down. A parent or other relative can guarantee repayment of ten percent of the loan if the buyer defaults. The only cash needed is for the closing costs, which typically run about three percent of the loan. Parents can also give their children down payment help through a personal note or second trust deed. The terms can be set up for monthly payments or annual payments amortized over a period of time. You could pay the interest only, and have the payoff due when the property is sold.
