It is important that your piece of Whistler real estate shows well. If you live there, develop a routine that will allow you to pick up and be prepared to show in a reasonable period to minimize your stress.  

You’ll also increase your chances of it sold by ensuring that mechanical and electrical components are in working order including: 

- Lighting
- Plumbing
- Heating and Cooling Equipment
- Security and Safety Fixtures 

Look at your piece of Whistler real estate’s exterior through the eyes of a potential buyer. Ensure your it’s curbside appeal has been enhanced by tidying, repairing and/or improving fencing, front and back yards, driveway and garage, front entry, house siding, trim and roofing. 

Add housewarming appeal to the interior to increase its desirability through cleaning, minor repairs and finishing touches. Floors and carpets, storage and carpets, living areas will appeal to the home buyer’s senses if you’ve opened up your space enough they can image themselves there. 

Use common sense to ensure your safety by removing keys, jewellery and other valuables before showings. Gather manuals and warranties on appliances. Lastly, make a list of items to be excluded from the sale and, whenever possible, remove them from the property (i.e. hot tub).

Insurance >The Purpose of Title Insurance

When you finance a home through a lender, you will be required to purchase title insurance to cover the amount of your mortgage loan. At the closing you will be given the option to buy additional coverage to protect your investment.

Before the closing, the title company will order a title report to make sure the sellers actually own the home and that no one else has a legal interest in the property. This process will identify any potential title problems or liens. Title insurance covers you against any future claims that did not appear on the title report. It is a one-time charge that you pay at the closing of the transaction, and it covers your future equity up to a stated maximum amount as your property increases in value. It's a small price to pay to protect such a major investment.
