Use this checklist to determine your Whistler home or recreational investment purchase requirements. 

Before beginning the search for your new home or investment property, consider your preferences and requirements. 


MOTIVATION 

Do you currently own/rent? Years in this home?
Do you have children?
Is being close to your workplace important?
Why are you considering moving?
When do you anticipate making your purchase decision? Is the date flexible?
Have you seen any homes you like? Why didn’t you buy?
Are you looking at homes with any other sales associates?
If we found the right home for you today, is there anything that could keep you from buying it?
Is anyone else involved in the buying decision? 


LOCATION CHECKLIST 

Slopeside or ski-in/ski-out?
Within Whistler Village?
Blackcomb Benchlands or Upper Village?
Within walking distance of Whistler Village?
Within a subdivision of Whistler?
In Pemberton or Squamish, British Columbia?
Near Whistler Creekside?
Are schools important?
Are views and location more important than privacy? 


HOME REQUIREMENTS 

How many bedrooms and bathrooms? Would you prefer ensuite bathrooms?

Would you like to purchase a newer property or a fixer-upper?
Do you have (or anticipate) any hobbies, interests or lifestyle factors that will affect your housing needs? 


INVESTMENT PROPERTY? 

How often would you wish to use your home?
- A maximum of 28 days in the summer and 28 days in the winter?
- Unlimited amount but still have the option of nightly rentals?
- Not at all, just revenue producing?
- Live there, or rent full-time?

COSTS CHECKLIST: ARE YOU AWARE …  

That legal fees and disbursements can cost between $800 and $1500?
Property appraisal fees are about $400?
You will have to reimburse the vendor for any property taxes they may have already prepaid?
You will have to organize home insurance for fire and contents (about $500 and $800)?
Hiring a building inspector is around $400?
You may need a survey certificate costing $350 or, alternatively, title insurance of $200?
The property transfer tax is 1% of the first $200,000 and 2% of the balance?

Here is a scenario for sellers to avoid. You contact a real estate agent to list your home and the agent suggests that you might get more for your house than comparable homes on the market. The agent assures you that it only takes finding one person who is willing to pay your price!

Some agents approach a listing appointment as if they are bidding for your home. The unfortunate result is that you start out with an unrealistic opinion of your home's value. There is often a strong temptation to work with a person who says what you want to hear. An experienced, reputable real estate agent will back up their opinion of your home's value with hard data. The agent should give you information about the listing price of homes that are currently on the market, and recent selling prices of similar properties in your immediate area.

Even the most heroic marketing efforts won't work on a property that is obviously overpriced, (except in the most exaggerated of seller's markets.) Even if you find a buyer who is willing to pay more than your home is worth, the sale could fall apart when the appraisal comes in lower than the agreed-upon price. Listen to everything, but be careful!
